Pre-Sale Building Inspections

A Pre-Sale Building Inspections report will assist in preparing your property for market by identifying areas which will influence a successful sale.

During Pre-Sale Building Inspections, before your property goes to market, we find defects for you and give you the best direction to follow in terms of using the right trades and provide an approximate estimate for how much items and trades will cost.

This process gives you knowledge to rectify problems before your house goes to market. You can use this information to fix any problems you may have with the dwelling, potentially gaining more money for the sale of the home.

This inspection will also arm you with knowledge in preparation for further building inspections reports received from your future buyers.

Pre-Purchase Building Inspections

A Pre-Purchase Building Inspections report will identify both minor and major defects within the property, helping you to make the best informed decision before you buy.

We give peace of mind when inspecting your future home. We take pride in our job and make sure you get what you pay for and feel relaxed during the process.

We follow a code of ethics to ensure there is no conflict of interest between the Vendor and Buyer. For example, we won't give out trades or suppliers' names and phone numbers or provide estimates for construction costs.

We can point out problems and give solutions to seek professionals. Once you purchase the property, we can give you directions on what to do and give approximate costs to rectify.

To note: Pre-Purchase Building Inspections take approximately 1.5 hours.

Practical Completion Inspection

Practical Completion Inspection

We are "keeping the builder honest" in the Practical Completion Inspection report.

All new homes will have a contractual Practical Completion date. A Practical Completion Inspection will identify any areas not completed in accordance with the builder's contract and finishes that don’t meet the acceptable level of finish for a new home.

We give you peace of mind at the final handover that you are receiving what you signed up for with your new home.

Some builders may have taken short cuts to meet timeframes and budgets, or when they can't find the right trades to deliver an exceptional job. We help you find these problems during the process before the home is completed.

We have the experience and knowledge to help you formalise your report to conveyancing solicitors when you need to request the builder rectify any problems you may have during the construction process.

The Process

Powerhouse Building Inspections is committed to providing a level of thoroughness and attention to detail that sets us apart. With a focus on clear communication and precise building inspections reporting, we work to ensure that every inspection is comprehensive, accurate, and aligned with your expectations for quality and safety.

We ask for the approved plans and for the builder's contact details so we can provide notice to be on-site.

We are on-site for two hours to perform a thorough inspection and provide a report.

We liaise with the Owner and Supervisor to ensure everyone is on the same page, and a computer data report is given on the day to rectify any problems that may be pointed out during the building process.

It's important you give Powerhouse Building Inspections direction to inspect the dwelling before the final handover certificate is produced by the builder.

Inspection times vary according to the type of inspection being carried out. The typical Pre-Purchase Inspection time is 90 minutes, whereas a Practical Completion Inspection can take up to 2.5 hours to complete.
